CUSTOM HOME CONSTRUCTION

Since 2012, we have designed and completed custom homes for people looking for something different in northern Sussex County, Delaware.

Our Process

Our custom homes construction process operates in eight steps: Consultation, land acquisition, design and estimate agreement, project funding, pre-construction, site preparation, construction, and post-settlement. On average, the entire process takes nine to twelve months from start to completion, with two to three months of pre-construction tasks and six to nine months of actual building.

The following is a breakdown of these steps.

STEP 01

Custom Home Consult.

In the initial meeting with a Savini representative, you'll discuss crucial project details, including the timeline, budget, home plans, and the potential acquisition of land. Topics covered range from partnering with an interior designer to understanding the Savini process. The objective is to assess if it's a suitable fit and appropriate time to proceed with a Design and Estimate Agreement, marking the beginning of a collaborative effort to design and draft your home plans.

 
 

STEP 02

Lot or Land Acquisition . 

Whether you already have land or need assistance in finding the ideal home site, this phase delves into considerations like land size, utilities, restrictions, and permitting. Savini Properties can assist in locating the perfect plot, ensuring a comprehensive discussion on factors like land clearing, topography, and site-specific needs.

STEP 03

Design and Estimate Agreement.

During this phase, we'll team up with an interior designer to draw floor plans and elevations, and make selections for exterior and interior finishes. The outcome is a detailed cost estimate and contract encompassing your choices.

 
 

STEP 04

Project Funding. 

After finalizing pricing, plans, and selections, options for financing the new home, such as construction-to-permanent loans or cash, are explored. Savini coordinates with your bank or lender to ensure a smooth transition into the funding phase, emphasizing the need for secure funding or proof of funds before project commencement.

STEP 05

Pre-Construction Meeting.

A critical step to establish trust, the pre-construction meeting introduces you to your designated construction manager. Together, you conduct a final review of plans, selections, and the project timeline. The meeting also includes an introduction to the communication software used for updates, pictures, financials, and general correspondence during construction.

 
 

STEP 06

Site Preparation.

Before construction starts, collaborative efforts focus on preparing the lot for development. This includes activities such as septic design, surveying, site evaluation, tree clearing, and determining the layout of driveways and utilities. The average cost for site improvements is discussed, providing transparency regarding potential expenses.

STEP 07

Construction. 

Stay informed throughout the build with regular project updates delivered through emails, phone calls, and scheduled site visits. Walk-throughs are scheduled on an as-needed basis, ensuring your active involvement in the process and understanding of the ongoing construction phases.

 
 

STEP 08

Settlement and Living in Your New Home. 

Prior to occupancy, a walkthrough of your completed home addresses operational aspects and any final questions. The keys are handed over within 30 days of final inspections and the issuance of the Certificate of Occupancy. A final walkthrough includes detailed information about home care, and Savini emphasizes continued support even after you've moved in. This step underscores the commitment to ensuring that you not only love your new home but are also well-informed about its maintenance and care.
